The knowledge you gain from Quest Academy will "separate you from the pack". You will be in the forefront of commercial funding professionals, with an enhanced ability to support your customers and achieve success as a Quest Affiliate.

By completing the Quest Academy curriculum, you will be eligible to take the certification exams. These CFS exams consist of a combination of general & practical knowledge questions, designed to test and challenge your commercial funding expertise.  Passing grade is 75%, but we hope that you strive for higher than that.  Upon passing the exams, you will receive a certificate identifying you as a certified CFS, Commercial Funding Specialist...an accomplishment you can be proud of, and a requirement for continued associatiation with Quest as a Branch or Regional Affiliate.

(The Business Non-RE Analysis Ratios presentation, which discusses the most common ratios used to analyze business performance based on income, assets not limited to real estate as well as the process of analyzing financial statements, will be available after the current updating of it is complete.)

PRINT DOCUMENTS:

You should download and save the print documents from the top three rows, below. You might want to print them out & insert them in your Quest Manual binder, if you have not already done so.  Some of these are documents are about specific loan programs.  Others are forms that you will use almost all of the time, on requests for funding or inquiries, or manuals on marketing or other important originator knowledge or skills.

WORKSHEETS:

The Real Estate Income Analysis is an Excel Worksheet you should download, and practice with, which will give you the ratios that relate to an income property and funding on it; The Step-by-Step worksheet is just as its name describes, a step by step worksheet & guide to calculating maximum appropriate loan amounts.  The Income Statement Worksheet is used for analysis of multifamily & other income properties to determine NOI & common ratios (LTV, DSCR, etc). Save these worksheets to your own computer because you will use them often.  The Income Property Offer Worksheet gives the same ratios, but by entering only totals of income, expenses, occupancy and is used to determine an appropriate price offer that meets the desired returns of the intestor; calculates total cash needed, etc.

ONLINE TUTORIALS & OTHER PRESENTATIONS:

Watch the SBA tutorials, Intro to Accounting & SBA Loans Overview, online.  After you have watched those presentations, print out the certificates of completion. Retain the certificates and provide your Quest mentor with a copy of each certificate, upon request. View the two presentations on the 7(A) & CDC504 programs which will review and provide more details these two main SBA lending platforms.

Finally, when you have completed the above sections, watch the 8 video tutorials, below, and those on the next page. These cover a variety of topics that will help you, as a Quest Affiliates, more fully understand commercial funding.
